Check-in and Check-out Procedures

  • Summer check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm.
  • Off season check-ins begin at 3 pm and are guaranteed by 5 pm.
  • Check-out is by 10 am. Early arrival or late departure is not permitted.
  • Short stays allowed in June. Rents Sunday to Sunday during the rest of summer.

Property Access

  • Guest access: Hard key.
  • Dedicated parking lot; stairwell to property level. Pool, outdoor shower, boardwalk to beach, picnic grounds.

Policies and Rules

  • No smoking allowed.
  • No events (including weddings, bachelor/bachelorette parties, sororities, or fraternities).
  • No pets allowed.
  • Minimum rental age: 25 years.
  • Children allowed.
  • A valid government photo ID and signed rental agreement are required for every reservation. Accepting House Rules on any online travel agency requires reading and acceptance of the rental agreement.

Fees and Payments

  • Cancellation Policy:
    • Free cancellation within 48 hours of booking.
    • After 48 hours of booking and more than 60 days prior to arrival: Full refund less $300 cancellation fee.
    • After 48 hours of booking and within 60 days of arrival: No refund unless dates are re-rented. If re-rented, refund less $300 cancellation fee.

Parking Information

  • Parking for 2 vehicles in the dedicated parking area. Parking passes must be displayed at all times; vehicles without passes will be towed. HOA checks frequently during the season.

Utilities and Amenities Access

  • Linens (sheets and towels) will be wrapped in sealed packages and placed on the end of the beds.
  • Guests should bring: paper towels, toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.
  • The property includes: climate control, hair dryer, smoke alarm, fire extinguisher, dishwasher, toaster, bed linens, high-speed internet, clothes washing machine, clothes dryer, oven, stove, microwave/convection oven, refrigerator, basic dishes and silverware, ironing board & iron, and balcony. Community pool available (see below for seasonal operations).

Pool Notice

  • Pools are generally open from Memorial Day until Labor Day. Pool closures may be mandated by the HOA or the Health Department, or may occur after a hurricane or tropical storm. No refunds will be issued for pool closures.
  • The Sea Colony Pool is closed for the winter after October 1, 2024.
